Rio Grande Valley Building Material Prices: October 2026
Valley big box shelf prices as of Oct 29, 2026: 2x4 stud $3.98, OSB $14.51 a sheet, #3 rebar $7.38, drywall $14.98. OSB rose 7.6% by mid October.
As of Oct 29, 2026, the Valley big box shelf price was $3.98 for an 8 ft 2x4 stud, $14.51 for a 4x8 sheet of 7/16 OSB and $7.38 for a 20 ft stick of #3 rebar. OSB is the item that moved: it rose 7.6% from $13.48 in late September to $14.51 by mid October and has held there since. Studs, rebar, block, bagged concrete and drywall held flat through October.
National numbers are rising faster than the Valley shelf. Construction materials producer prices were up 11.03% year over year in September 2026, so the flat local prices may not last through a long bid.
These are single unit shelf prices from big box stores in the Valley, with five price checks per item between Sep 30 and Oct 29, 2026. The lumber, sheathing, rebar, concrete, drywall and insulation prices all come from one big box outlet. The roof underlayment price and the first two block checks come from a second. They are walk in shelf prices, so a yard quote or contractor pricing may differ. Volume and tier pricing are counted as misses and never as prices. The full method is on /methodology.
| Item | Median shelf price | Range across checks | Weekly direction |

| OSB 7/16 in, 4x8 sheet | $14.51 | $13.48 to $14.51 | flat since mid October, up 7.6% since late September |

| CMU block, 8x8x16 | $2.37 | $2.37 to $2.99 | flat |

What does framing lumber cost in the Rio Grande Valley?
An 8 ft 2x4 stud sold for $3.98 and an 8 ft 2x6 for $7.18 on the Valley big box shelf as of Oct 29, 2026. All five checks from Sep 30 to Oct 29 came back at the same number for each.
On Nov 1, 2026, two price increase letters on studs took effect. A third takes effect Nov 30, and none of them gives a percent. The daily shelf reading on Nov 2, the day after the first two took effect, still had the 2x4 at $3.98. Ask your yard for its current stud sheet before a framing package ships.
Lumber futures are rising too. They were $518 per thousand board feet on Oct 29, 2026, the day of the latest weekly shelf check, and $525.5 on Nov 2.
Framing lumber needs some cushion in any bid that runs past year end. The letters give no percent and the futures rise is only a few days old, so treat both as warning signs and keep watching.
How much is OSB sheathing in the Valley right now?
A 4x8 sheet of 7/16 OSB had a median price of $14.51 across five checks from Sep 30 to Oct 29, 2026. The first two checks, on Sep 30 and Oct 1, read $13.48. Every check since Oct 15 has read $14.51, up 7.6%.
The latest weekly reading is flat, and the daily check on Nov 2, 2026 still showed $14.51.
Of the framing and sheathing items we track, only OSB changed price in October. In our view, sheathing belongs next to studs on the list to requote before you sign a fixed price contract. Rebar can probably carry last month’s number for now.
What do rebar, block and bagged concrete cost?
Foundation and masonry prices barely moved this fall.
A 20 ft stick of #3 rebar cost $7.38 at every check from Sep 30 to Oct 29, 2026. Our weekly series first read it at $7.38 in the week of Sep 21, so rebar has held at one price for more than a month.
An 8x8x16 CMU block had a median of $2.37 as of Oct 29, 2026. The weekly reading rose from $2.36, an increase of 0.4%, which we count as flat. The two early checks, at a second big box store on Sep 30 and Oct 1, read $2.99. Every check since Oct 15 has read $2.37. The store listed this block as discontinued on Oct 23 before pricing it again, so call more than one yard on a block job.
An 80 lb bag of concrete mix cost $6.24 at every check since Sep 30. Nationally, the cement manufacturing producer price index read 352.979 for September 2026, unchanged from the prior reading.
Foundation materials are the most predictable part of a Valley bid this fall. We base that on more than a month of identical rebar and bagged concrete prices.
What do drywall, insulation and roofing cost?
Finish and envelope materials were just as steady. All prices below are as of Oct 29, 2026:
- Drywall, 1/2 in 4x8 sheet: $14.98 at every check. Our weekly series has read $14.98 since mid October.
- Joint compound, 4.5 gal bucket: $23.92.
- R13 kraft faced insulation roll: $28.97 at every check since Oct 15, down from $31.87 at the first two checks. Insulation is the one item here that got cheaper.
- Housewrap, 9x150 ft roll: $224.00.
- Roof underlayment roll: $35.98.
- Interior paint: $19.98 a gallon.
- Interior door slab: $199.00.
Except for insulation, every check returned the same price for each of these items all month. For a builder pricing a spec house, the drywall and insulation lines can be carried from one bid to the next until the weekly readings change.
Are building material prices still going up in 2026?
Nationally, construction materials producer prices ran 11.03% above a year earlier in September 2026, up from 9.04% in our first weekly reading in late July. That pace is about three times the 3.72% rise in consumer prices over the same twelve months.
Fuel climbed fast too. Gulf Coast diesel was $5.951 a gallon as of Oct 26, 2026, up 20.4% since late July. Diesel at that level is a cost to watch on delivered loads. Copper futures eased, from $6.58 a pound on Oct 29 to $6.543 on Nov 2, 2026.
Financing for buyers moved the other way this week. Freddie Mac’s 30 year fixed average was 7.24% on Oct 29, 2026, down from the prior week but still above the 6.58% of late July.
Our read: Valley shelf prices have stayed calmer than the national producer numbers this fall, with most items at one price for the whole month we observed. That’s only a month of data, and the stud letters could end the calm on framing, so we’d lock prices where you can and requote studs and OSB first.

What to watch
- Studs. Two increase letters took effect Nov 1 and a third takes effect Nov 30, none with a percent. The weekly shelf check will show whether the $3.98 2x4 moves.
- OSB each week. If it holds at $14.51, the October rise was a single step. Another increase would mean sheathing is on a trend.
- Lumber futures, which rose from $518 on Oct 29 to $525.5 on Nov 2, 2026.
- The October construction materials producer price reading, when it posts, to see whether it stays above the 11.03% September pace.
- Freddie Mac’s 30 year rate each week, now at 7.24%.
- State construction filings. Three commercial projects were filed in the seven days to Nov 1, 2026, fewer than the week before.
The weekly issue tracks these prices every Sunday, and the full series is on /data.
